We stayed for one night in Feb 2014. Good location, we had a sea view, albeit at an angle! Room was clean and had everything we needed. Too marks for tea and coffee tray - no skimping on sachets etc. breakfast was buffet style, and was good too, not a vast selection, but enough. Staff were friendly and helpful. Would stay here again.

We stayed here over "Valentines" weekend, it was around £60 with breakfast. It still has most of it's original features including the stairs and gate lift which is cool. It's a bit rough the edges, but i liked that. It was clean and quiet which is the most important thing. I would stay here again no problem. Great views and the location is great.

my partner and I stayed here last week in room 1 (basement room) the staff were friendly, and the room itself a decent size with a bath and large bed, breakfast was included in the price and although it was served on a small plate there was more than enough to fill you, we stayed on the Saturday night and the noise was minimal, for the price excellent service and accommodation, yes it was dated but as we say for the price of £65 it was in ideal area to reach the nightlife in the city centre, preferred staying here compared to at the Travelodge in west street as it was more value for money, cleaner and better located, would recommend for a short stay

We stayed here with our toddler for a short break in Brighton. The room cost us £50 for a Friday night with breakfast included. Our room was huge with enormous sash windows and a balcony overlooking the sea and Regency Square. We didn't have a chance to use it because it was one of the stormiest days this year! The bathroom was very clean and nicely done. There is a great old fashioned lift which our son really enjoyed using. The staff were all lovely and there is a fabulous fish restaurant attached to the hotel too. The hotel is in a great location and ideal for a night or two. Parking cost us £20 for 24hours in the underground car park in the square itself (drive past the hotel and the entrance is on the right). Although the building itself is in need of redecoration and some TLC we really enjoyed our stay and loved the room. I personally didn't enjoy the breakfast but my other half thought it was fine. We would definitely go back but probably wouldn't pay much more than this for this hotel.

Stayed last night- Sat 16th November 2013.Excellent location. Room was large and clean. Sea view from windows. Breakfast was reasonable, though amusingly they only had side plates on which to place one's fry up ! A cunning way of preventing anyone eating too much A point we failed to consider, which the hotel cannot do much about, was the numbers of passing large groups of drunks (-hen/stag do's etc), who frequented the pavement outside up to five o'clock this ,morning. This is not helped by the fact that the hotel is single glazed, presumably due to its age and to preserve its character. I would imagine the noise wouldn't be such as issue during mid week periods.

Stayed for four nights, it was booked by a colleague. Good location, basic accommodation, average breakfast. OK for me staying by myself but I wouldn't use it for a family break or romantic venue! Very old lift with the pull back iron gate. Reception staff friendly and staff serving at breakfast always had a smile.

This is a great hotel, right next to the centre of Brighton without being literally slap in the middle, so it's that little bit quieter outside. Our double room (15) was en suite and extremely spacious with high ceilings, a sea view, and a whirlpool bath! (with shower). It was clean and comfortable, plenty of bedding and towels, shower gels and shampoo etc. One of my bugbears with hotels is windows that don't open properly, so I was more than happy here as there were absolutely huge sash windows which slid right open so you could walk out onto the small balcony overlooking the sea, which was lovely. There is a fairly busy road nearby, which is a bit of a shame, but it's quieter at night. We were actually surprised how nice the room was as the rooms pictured on their website don't look half as nice and there's a really old TV in one picture, yet the TV in our room was a large modern flatscreen, so either they've done the whole place up since then (in which case they should really update their website) or they've pictured one of the less nice rooms, which is a shame as it could put people off. Breakfast was all good, when they're busy the cooked breakfast (bacon, sausages, scrambled eggs, beans and mushrooms) is self service, which is great as you can have as much or as little as you like, and there's cereal, fruit, yoghurt etc. too. When it was quieter the breakfast was cooked to order. One thing we weren't expecting was that you have to hand your key in to reception every time you go out, and collect it when you come back. We usually stay in B&Bs so we aren't sure if this is standard hotel practice or if it's unusual, however it's no problem and actually means not having to worry about losing it while you're out. Would definitely stay here again, particularly considering how much cheaper it is compared to other hotels which are practically next door to it yet cost much, much more.

Friendly staff, clean bedding and comfortable beds. Decor not brilliant. Breakfast adequate. Good value for money. Well placed for shops and restaurants. Lots of scaffolding up at the moment - hopefully some renovation is going on. Has the potential to be so much more but would need a lot of money spent on it.

This hotel is only a 2-star hotel, so we weren't expecting much, but it was certainly adequate for a 1-night stay in August. 1 double and 2 twin beds was about £65 including breakfast, and the hotel is directly across the street from the beach and about a 15 minute walk to the historic pier and The Lanes shopping area. There is an underground parking garage in the square where the hotel is located. Parking is an additional fee, but certainly convenient and a better price than other centrally located parking garages. The only complaint I have about the parking garage is that the stairwells are used as bathrooms by certain people, perhaps drunken revelers at 3am. The doors are locked and access is by parking ticket, so it must be mostly people using the garage. I would recommend that they be hosed down with bleach on a regular basis because we had to hold our breath to get to our car! Other than that, the hotel was clean and had hot/cold running water. For the whole family to wash-up on the same evening, we never ran out of hot water. The bathroom/washing facilities appear to have been updated recently and were certainly acceptable. Clean towels and complimentary shampoo and ironing board were provided. TV, room service, phone, and complimentary tea and instant coffee were also available. There is no WiFi in the rooms, only in the lobby. On my two attempts at getting access on my iPad I had no luck, so I wouldn't expect much in the way of WiFi. There is a public computer in the lobby that can be used for a small fee if you are in desperate need of WiFi, but there are some nearby bars and restaurants that provide free WIFI for customers. The bedding and decor looked fairly new and clean, but the hotel was built in Brighton's "heyday" so the floors were quite slanted; old windows and rickety stairs to get to the top floor rooms - about 5 or 6 stories high. There is a lift, but it is very small and has one of those gates that you close to operate it. We opted to walk up the stairs which takes about 5 minutes to get to the upper floors. The breakfast was okay with cereals, fruit, cheese, sausages, eggs, coffee and juice -- nothing spectacular except for the Red Leicester and Double Gloucester cheese in individually wrapped packets, but it was certainly good enough for a quick breakfast before heading out on your beach adventures. For comfort, long stays (more than 2-3 days) and WIFI access, I would recommend a different hotel, but if you are looking for a bargain with adequate facilities in an excellent location. I highly recommend this hotel.
